While some of the information below may not yet apply to your situation, there are some provisions that may become applicable prior to signing a Lease. In order to continue with this Application, you’ll need to review the Application Agreement carefully and acknowledge that you accept the terms.

1. Apartment Lease information. The Lease contemplated by the parties will be the current TAA Lease. Special information and conditions must be explicitly noted on the Lease.

2. Approval when Lease is signed in advance.  If you and all co-applicants have already signed the Lease when we approve the SAMPLEApplication, our representative will notify you (or one of you if there are ONLYco-applicants) of our approval, sign the Lease, and then

credit the application deposit of all applicants toward the required security deposit.

3. Approval when Lease isn’t yet signed.  If you and all co-applicants have not signed the Lease when we approve the Applica- tion, our representative will notify you (or one of you if there are co-applicants) of the approval, sign the Lease when you and all co-applicants have signed, and then credit the application deposit of all applicants toward the required security deposit.

4. If you fail to sign Lease after approval.  Unless we authorize otherwise in writing, you and all co-applicants must sign the Lease within 3 days after we give you our approval in person or by telephone or within 5 days after we mail you our approval. If you or any coNot-applicant fails to sign as required yourforApplication will be deemedusewithdrawn, and we may keep the application deposit as liquidated damages, and terminate all further obligations under this Agreement.

5. If you withdraw before approval. If you or any co-applicant withdraws an Application or notifies us that you’ve changed your mind about renting the dwelling unit, we’ll be entitled to retain all application deposits as liquidated damages, and the parties will then have no further obligation to each other.

6. Approval/non-approval.  If we do not approve your Application within 7 days after the date we received a completed Applica- tion, your Application will be considered “disapproved.” Notification may be in person or by mail or telephone unless you have requested that notification be by mail. You must not assume approval until you receive actual notice of approval. The 7-day time period may be changed only by separate written agreement.

7. Refund after non-approval. If you or any co-applicant is disapproved or deemed disapproved under Paragraph 6, we’ll refund all application deposits within 30 days of such disapproval. Refund checks may be made payable to all co-applicants and mailed to one applicant.

8. Extension of deadlines.  If the deadline for approving or refunding under paragraphs 6 or 7 falls on a Saturday, Sunday, or a state or federal holiday, the deadline will be extended to the end of the next business day.

9. Keys or access devices.  We’ll furnish keys and/or access devices only after: (1) all parties have signed the Lease and other rental documents referred to in the Lease; and (2) all applicable rents and security deposits have been paid in full.

10. Application submission.  Submission of an Application does not guarantee approval or acceptance. It does not bind us to ac- cept the applicant or to sign a Lease. Images on our website may represent a sample of a unit and may not reflect specific details of any unit. For information not found on our website regarding unit availability, unit characteristics, pricing or other questions, please call or visit our office.

11. Notice to or from co-applicants. Any notice we give you or your co-applicant is considered notice to all co-applicants; and any notice from you or your co-applicants is considered notice from all co-applicants.

Disclosures

1.Application fee (non-refundable). You agree to pay to our representative the non-refundable application fee in the amount indicated in paragraph 3. Payment of the application fee does not guarantee that your Application will be accepted. The applica- tion fee offsets the cost of screening an applicant for acceptance.

2.Application deposit (may or may not be refundable).  In addition to any application fees, you agree to pay to our representa- tive an application deposit in the amount indicated in paragraph 3. The application deposit is not a security deposit. The applica- tion deposit will be credited toward the required security deposit when the Lease has been signed by all parties; OR, it will be refunded under paragraph 7 if the applicant is not approved; OR it will be retained by us as liquidated damages if you fail to sign or withdraw under paragraphs 4 and 5 of the Application Agreement.

More About Taa Rental Application

What information do I need to provide on the Taa Rental Application form?

The Taa Rental Application form requires a variety of personal information to help the landlord assess your eligibility. You will need to provide your full name, birthdate, and social security number. Additionally, details about your current and previous residences, employment history, and income are essential. This includes your current employer's name, address, and your job position, as well as any previous jobs. If applicable, you must also disclose information about your spouse and any other occupants who will live with you. Don’t forget to include your emergency contact information and details about your vehicles, if you have any.

Do all adults need to fill out a separate application?

Yes, each co-resident and any occupant over the age of 18 must submit a separate application. This ensures that the landlord has complete information about everyone who will be living in the unit. However, if you are married, you and your spouse can submit a joint application, which simplifies the process for couples.

What happens after I submit my application?

After you submit your completed application, the landlord or property management will review it. They typically notify you of their decision within seven days. If approved, you will need to sign the lease contract. If you are not approved, you will receive a refund of your application deposit within 30 days, provided you were disapproved under the terms outlined in the application.

What should I do if I have a criminal history?

If you or any occupant has a criminal history, you must disclose this information on the application. The form includes specific questions about past evictions, bankruptcies, and criminal charges. It’s important to be honest, as failing to disclose relevant information can lead to rejection of your application. The landlord may want to discuss the details further before making a final decision.

Is the application fee refundable?

The application fee is nonrefundable, as it covers the administrative costs of processing your application. However, there may be an application deposit that could be refundable depending on the circumstances. If you are not approved, this deposit may be returned to you. Be sure to read the application carefully to understand the fees associated with it.

Common mistakes

  1. Incomplete Information: One common mistake is leaving sections of the application blank. Each question is important for assessing eligibility. Omitting details such as your current address or employment history can lead to delays or even rejection of the application.

  2. Incorrect Personal Details: Providing inaccurate information, such as misspelling your name or listing an incorrect Social Security number, can create complications. Always double-check that the details match your official identification documents.

  3. Not Disclosing Rental History: Failing to mention previous evictions or rental issues can backfire. If the application asks about past rental problems, be honest. Concealing this information can result in immediate disqualification.

  4. Ignoring Additional Documentation: Some applicants neglect to attach necessary documents, such as proof of income or identification. Ensure that all required documents are included with your application to avoid processing delays.

Documents used along the form

The TAA Rental Application form is an essential document for potential tenants. However, there are several other forms and documents that are commonly required during the rental application process. Each of these documents serves a specific purpose in evaluating the applicant's suitability for tenancy.

  • Lease Agreement: This is the formal contract between the landlord and tenant outlining the terms of the rental arrangement, including rent amount, duration, and responsibilities of both parties.
  • Credit Report Authorization: This document allows the landlord to obtain the applicant's credit history from reporting agencies, which helps assess their financial reliability.
  • Employment Verification Form: This form confirms the applicant's employment status and income, providing assurance of their ability to pay rent.
  • Rental History Verification: This document is used to contact previous landlords to verify the applicant's rental history, including payment habits and conduct as a tenant.
  • Pet Policy Agreement: If the applicant has pets, this form outlines the rules and regulations regarding pet ownership in the rental property.
  • Emergency Contact Form: This document provides the landlord with contact information for someone who can be reached in case of an emergency involving the tenant.
  • Background Check Consent: This form gives permission for the landlord to conduct a background check on the applicant, which may include criminal history and other relevant information.

Having these documents ready can streamline the application process and improve the chances of securing a rental unit. It is important to complete each form accurately and honestly to avoid any potential issues during the review process.

Similar forms

The Tenant Screening Report is similar to the TAA Rental Application form as it collects essential information about potential tenants. This document includes personal details such as name, address, and social security number. It also checks the applicant's rental history, credit score, and background information. Like the rental application, it aims to assess the suitability of a tenant before a lease agreement is finalized.

The Lease Agreement is another document that shares similarities with the TAA Rental Application form. While the application gathers initial information, the lease outlines the terms and conditions of the rental arrangement. Both documents require personal details and may ask for identification information. They also serve to protect the rights of both the landlord and tenant throughout the rental period.

The Employment Verification Form is closely related to the TAA Rental Application form as it confirms an applicant's employment status. This document typically requires details about the employer, job title, and salary. Just like the rental application, it helps landlords assess the financial stability of potential tenants, ensuring they can meet rent obligations.

The Background Check Authorization Form is another document that aligns with the TAA Rental Application form. This form allows landlords to conduct a background check on the applicant. It usually requires personal information and consent for the landlord to access criminal history and other records. Both documents aim to ensure a safe living environment for all residents.

The Pet Application Form shares similarities with the TAA Rental Application form, especially for tenants with pets. This document collects information about the pet, including breed, size, and vaccination records. Like the rental application, it helps landlords determine if a tenant's pet is suitable for the property, considering any pet policies in place.

The Credit Application is another document that resembles the TAA Rental Application form. This form focuses on the applicant's financial history, including credit score and outstanding debts. Both documents help landlords evaluate the financial responsibility of potential tenants, ensuring they can afford rent and other living expenses.

The Move-In Checklist is similar to the TAA Rental Application form in that it documents the condition of the rental unit before the tenant moves in. This checklist includes details about any existing damages or issues in the apartment. Both documents aim to protect the interests of both parties and ensure a smooth transition into the rental property.

Dos and Don'ts

When filling out the TAA Rental Application form, it’s important to approach the task with care. Here are five things to keep in mind:

  • Do provide accurate information. Ensure that all details match your identification documents, such as your driver’s license or government ID.
  • Don’t leave any sections blank. Complete every part of the application to avoid delays in processing.
  • Do disclose any past rental issues. If you have a history of eviction or other rental problems, it’s better to be upfront about it.
  • Don’t forget to include your contact information. Make sure your phone number and email address are correct for easy communication.
  • Do read the entire application carefully. Familiarize yourself with all terms and conditions before signing.

By following these guidelines, you can help ensure a smoother application process.

Misconceptions

Here are six common misconceptions about the TAA Rental Application form, along with clarifications for each:

  • Only one application is needed for couples. Many believe that if a couple is applying together, only one application is necessary. However, each co-resident and occupant over 18 must submit a separate application, unless they are spouses who can submit a joint application.
  • Providing a Social Security number is optional. Some applicants think they can skip this section. In reality, providing your Social Security number is typically required for the application process as it helps in verifying identity and credit history.
  • Previous rental history does not matter. It's a misconception that past rental issues won’t affect the application. The form asks about previous evictions or lease violations, which can significantly impact approval.
  • Application fees are refundable. Many applicants assume that all fees paid during the application process are refundable. The application fee is nonrefundable, and applicants should be aware of the terms regarding application deposits as well.
  • Only current income is considered. Some believe that only their current job's income will be evaluated. The application allows for the inclusion of other non-work income and past employment details, which can strengthen the application.
  • Signing the application means you are guaranteed a lease. Many applicants think that once they sign the application, they are guaranteed a rental agreement. This is not true. Approval is contingent upon the application review process, and a lease is only finalized after approval.

Key takeaways

  • Each adult occupant must submit a separate application. Spouses can submit a joint application.

  • Provide accurate personal information, including your full name, address, and Social Security number, as it appears on your government-issued ID.

  • Disclose any past rental or criminal history truthfully. Failure to do so may result in application rejection.

  • Include details about your employment and income. This information is crucial for determining your eligibility.

  • Be prepared to pay a nonrefundable application fee and possibly an application deposit. Understand the terms regarding these fees.

  • Review the lease contract carefully before signing. You have the right to consult an attorney if needed.
